Commercial Real Estate News Volume 4 No 4 (37) April 2010 RETAIL FOCUS Korczowa Dolina Serdika Center Korczowa Dolina offers new commercial venue for trading with Ukraine The investors of Korczowa Dolina Distribution Centre have recently received a building permit to construct the distribution centre on the European Union s eastern border. The project will include three trade halls, as well as accompanying investments: hotel, petrol stations and a logistics centre, EAST A4 Logistic Park. Korczowa Dolina Distribution Centre will be built next to the Korczowa A4 motorway junction, 2.5 km from the Ukrainian border, with fast access to Przemyśl and Rzeszów in Poland, and Lvov in Ukraine. The centre is heralded as the biggest and the most modern distribution-trading complex in Poland within the limits of the Polish-Ukrainian visa-free traffi c zone. The venue will serve three channels of distribution: wholesale, small-size wholesale, and retail. The centre will have an expo- sition floor space enabling professional presentation of offers both Polish and foreign and will be equipped to host trainings and conferences dealing with import and export. A suitable environment will be created to facilitate successful management of big contracts and wholesale deliveries. The project is divided into three stages. The Lvov Hall will be ready this autumn, the Kiev Hall in April 2011, and the Donieck Hall is estimated to open for business in October 2011. Each hall s floor space will be around 24,000 sqm. The Lvov Hall will include an exhibition and conference centre projected to take up 4,000 sqm. The additional facilities such as a hotel, petrol stations and the logistics park will be built simultaneously. The centre will offer 2,000 parking spaces around the halls and a delivery parking for initially 100, and with time 500 long vehicles located in front of the centre. "Th anks to its location right next to E40, Europe s longest road and the most important communication route connecting Western Europe with Ukraine, Korczowa Dolina Distribution Centre will become the most important trading hub in the region," commented Andrzej Rosiński, General Director of the investment. "We are convinced that our project will be success- ful. Our centre is less than 80 km away from Lvov or Rzeszów, and only around 20 km away from Przemyśl." Korczowa Dolina is the general investor in the project, Retail Concept together with Brabant are responsible for leas- ing, Kaniewski i Łuszczyński Architekci are the authors of the architectural project, while Bose International Planning & Architecture is responsible for interior design. Serdika Center in Sofia celebrates its opening After a construction period of roughly two years one of the biggest shopping centres in South-Eastern Europe, the Serdika Centre in Sofia, has opened its doors. The state-of-the-art shopping centre has been realized by Sparkassen Immobilien and ECE Projektmanagement. Serdika Center comprises more than 51,000 sqm of leasable space on three levels and about 30,000 sqm of Class A offi ce space, which will be opened for operation by the end of 2010. Around 210 shops of international and Bulgarian brands offer a huge variety of latest fashion trends, international and local cuisine as well as a wide range of services. The total investment amounts to 210 million. More than 2,000 new jobs are created within the framework of the project. The fact, that this project has been realized within such a tight time-schedule despite the current economic situation demonstrates the investors strength and the unrivalled experi- ence and professionalism of the parties involved, said Plamen Iltchev, Managing Director of ECE Bulgaria. Particularly the fact, that almost all shops of Serdika Center are leased, shows that our confidence in the success of the centre is fully shared by the retailers. Serdika will set the new high standards of the shopping experience in Bulgaria.
